Staged Homes Sell Faster……

I just received a response to an email I sent regarding the value of staging a house, and I am amazed at the cynicism in our industry. This agent replied that the only important issues in selling a house are location, condition of house and price. Last time I checked as an agent, we don’t get to select the location of our seller’s home. We don’t get to select the condition of our seller’s home and we can make recommendation as to price but we don’t get to select the price (We can walk away from an overpriced listing).

The point I was trying to make is that all things considered, if there are two identical homes in the same location, in the same condition and priced the same; the staged home will sell faster. We work to hard as agents to let our listings expire, so I wanted to emphasize the importance of staging

    While I agree that home staging is a necessary and advantageous requirment in real estate home sales, I disagre with the theory that Real Estate Agents need to be direct source.

    I am a Real Estate Professional, which means I have the resources at my disposal to effectively and efficiently market homes for sale. I have a team of suppliers that offer professional services to my clients that make me more successful. I have an Accredited Staging Professional as part of my team to make suggestions to my clients and offer services to cmplete the work if the client is unwilling or unable to complete themselves.

    I believe we need to understand and accept that we cannot be a “jack of all trades” expert. We are Real Estate Professionals that understand how to market properties. To try and also learn how to stage homes and provide decorating ideas can acutally be to our detriment. Clients like to hear ideas from other professionals that have more extensive education and experience in their field of expertise. Look for a Home Stager that not only has their staging credentials, but also has been in the interior design & decorating field and has references that can be validated.

    The team approach is more appealing to our clients and shows a level of professionalism that other real estate agents may lack.

    You are right on Bill. With homes selling slower and inventories increasing, agents need to give their sellers a competitive edge by staging the home. You can’t change location or condition.

    I agree that staging a home is important. It really gives the potential client a good idea of what the home could offer and gives it an overall much warmer feeling when you walk in.

    No one likes to walk in to a big empty house. Staging the home allows the potential buyer to concentrate more on location, price and other factors rather than attempting to imagine what the home would look like if it were furnished.
