There are still targets out there that do not require more than persistence and a willingness to hear no a few times. Too many salespeople expect to avoid no. With no money and contacts you will need to get used to the word No.
When I started in your situation I worked expired, withdrawn and FSBO&#039;s. In today&#039;s market I would work those as well as Notice of Defaults. Today we have the no call list so there are some hurdles that are additional. To handle the no call list you can scrub the list before you call or you can call using a survey approach. Survey&#039;s are excluded from the no call list. Ever get a call at home even thought you might be on the no call list..It is because they use the survey technique to steer clear of a rules infraction. I have many clients using survey&#039;s to qualify the prospect and then once they know a lead exists they do to the door. 
Going to the door of a Notice of Default prospect, Expired or FSBO is very effective. It takes more time but you need less prospects to get a listing. Because you are newer with no money you have to rely on increased numbers of contacts to make up for the lack of experience, lack of funds and potentially lack of sales skills ( do not know what your previous background is for sales).

Of course, we all know how exceedingly rare it is that a sign lead will actually purchase the property they&#039;re calling on, but I certainly  wouldn&#039;t mind helping them find another house that meets their needs.

Slapping up a sold sign is like saying DON&#039;T CALL! The sold sign will invariably dry up any leads you might have received during the escrow phase of the transaction, and if I&#039;m being honest, I&#039;m skeptical how much of an impression a sold sign makes on other sellers passing through the area.
