The New Ultimate Listing Presentation (Part 1)
Since my original release of The Ultimate Listing Presentation back in 2006, over 100,000 real estate professionals have taken this training — some by reading the paperback, some the e-Book, some have watched the video series or read the series of articles either in print or online, and some have even taken the training in person. For all you who have invested your valuable time to learn this very different approach, I am sincerely grateful.
Agents all over the country have written me and shared their experiences in trying this new and truly unique approach to listing houses. In fact, one of the top real estate coaches and authors today, Bernice Ross, wrote me and said that in her many years of real estate training, she was convinced that her listing approach was the best she had ever seen–until she read mine.
Now as I said, I receive letters almost every day from agents around the world — literally hundreds since The Ultimate Listing Presentation was first released — and amazingly, they always fall into one of two categories: First, there is the “Oh my God! This is amazing…” letter. I get lots of those from agents who try the approach and have remarkable success with it.
I’m really glad that my approach has resonated with so many listing agents, and more importantly, it’s allowed them to raise their level of practice and ultimately serve their clients better and make more money in the process. At the end of the day, that’s what makes it worthwhile, from my perspective.
But then there is the “Matt, it sounds like a great approach, but…” letter (always indicating some reason why it will not work in their market. I get reasons from average sale price, to inventory size, to the economy, to market peculiarities, to commission trends in their market, and so on. For those agents, this approach will never work. It can’t because they have convinced themselves that it won’t and so they won’t even try it.
The funny thing is that there has never been a single letter that said, “Matt, I’ve tried your approach, just like you taught it, and I am not having any success.” Not one! In over five years! Sort of makes you wonder, doesn’t it? The fact is that this approach has worked in every market where it’s been tried. So all I ask of you is that you give it an honest shot. If you do, you’ll be amazed at how easy it is.
But a lot has happened in our industry since 2002 when I first developed this listing presentation. In the last couple of years, we’ve seen unprecedented changes in our industry. We’ve experienced a mortgage meltdown preventing many would-be home buyers from being able to purchase. We’ve had record levels of foreclosures and short sales. We’ve seen new and existing home inventory levels at all time highs.
Clearly, times are much different than when I first penned The Ultimate Listing Presentation. Because the market has changed, many agents have written and asked me if I would consider updating what they considered to be a great listing approach and include my thoughts for selling homes in today’s economic climate. So, by popular demand, the following series is just that: The New Ultimate Listing Presentation!
I must warn you that it will be different than anything you’ve seen before. It is counter-intuitive, and it’s way outside the box. And more than that, because it’s so different, learning my listing approach will take a large investment of your time. In fact this series will last for over three months. But if you follow it, I trust you will enjoy it and if you learn it and actually try it, you will be amazed.
